The countryside around County Durham owes much of its character to the winning of coal through mineral extraction. The development of a new factory retail outlet on a disused colliery slag heap presented an opportunity for the landscape to play a major role in creating this retail and leisure destination. The size of the development resulted in the shifting of over 600,000m³ of colliery shale and a chance to construct sweeping and dynamic landforms. Part of the regeneration involved the manufacture of 40,000m³ of topsoil from waste material and colliery shale. Six different habitat zones were created, including woodland, meadow, scrubland, and wetland. The latter forms part of an integral sustainable drainage strategy that consists of filter zones, filtration ponds, and attenuation ponds. A network of pathways, boardwalks and bridges, combined with signage interpretation and public art comprise the complimentary offer leisure and retail activities proposed for the site.
